Why Machico

1 050metres

The sandy beach in the bay of Machico from above

To golden
sand

A sheltered bay with a sandy beach, a promenade and a harbour. Almost nowhere else on this island has sand. Measured from the front door, not from the town sign.

800metres

The promenade and the old centre of Machico at the end of the day

To the square,
on foot

The old centre, with its church square, promenade and harbour, is 800 metres away. Fifteen cafés, bars and restaurants lie within 500 metres of the door. Machico is lived in all year. It does not close for the winter.

9minutes

From landing
to your door

The airport is nine minutes away by car. Funchal is twenty three kilometres down the expressway, about twenty minutes. You land, and you are home.

The house

Six apartments.
One neighbour on your floor.

Three one bedroom and three two bedroom apartments, two to a floor, in a single building. At this scale you choose your apartment. It is not allocated to you.

55 and 95

Interior floor area from the architect's drawings, terraces not counted. Every apartment has its own terrace behind glass and its own parking space inside the building.

Stage one · now

The ground
is open

Work on site has begun. An apartment bought during construction costs less than the same apartment finished and licensed. The most favourable terms are the ones on the table now.

Stage two · structure

Three floors
of concrete

Six apartments is a short programme. The frame goes up floor by floor, and every floor is photographed and dated in the weekly report.

Stage three · envelope

Closed
to the weather

Roof on, glazing in, stone on the façade. From here the house looks like its renders and is easy to believe in. The early price exists for those who decide before this point.

Stage four · interiors

A plan becomes
a room

Floors, kitchens and bathrooms go in. What was a line on a drawing is a room you can stand in. The closer to the keys, the closer to the price of a finished home.

Keys · September 2027

Finished homes
cost more

A finished, licensed apartment carries no waiting and no building risk, and its price shows it. That is why the best moment to buy into this house is while it is being built.

During construction the price is lower than for a finished, licensed apartment. This is not a forecast and not a promise of return.

Coming home

From the street to your own terrace.

Arrival

Pull up
at your own house

The house stands on a dark stone plinth above the road. Steps and the residents' garage door at street level, the three floors of apartments above them.

Under the house

One space each,
inside

A private garage in the plinth with six marked spaces, one for every apartment, and the lift up to your floor. From the car to your door without stepping into the rain.

The way in

A hall
with a view

The entrance hall opens to the hills through a full height glass wall. Stone underfoot, timber overhead, your floor marked on the wall.

Your floor

Two doors
to a floor

A quiet, timber lined landing with two doors on it: yours and one neighbour's. Six apartments in the whole house.

And out again

A terrace
of your own

Every apartment opens onto a deep terrace behind glass, facing the garden and the mountains or the town and the bay.

The street front of the house: dark plinth with the garage door and steps, grey stone floors above Garage level plan: six marked spaces, the stair and the lift. The walk

Now walk it.

Scroll, and the main bedroom of a two bedroom apartment opens in front of you: the wardrobe wall, the stone, the bed.

Every room ends
in a window

Floor to ceiling glass, a terrace behind it, and beyond the terrace the bay of Machico and the open Atlantic.

Keep walking

the island of eternal springMADEIRAStep outside

Why Madeira

An island where the year never turns cold.

They call it the island of eternal spring, and the numbers agree. A subtropical Atlantic island on the latitude of Morocco, cooled by the ocean in summer and warmed by it in winter. You do not plan your life around the weather here. You stop thinking about it.

Seven places you will show
every guest

The eastern cape of Madeira, ochre cliffs above blue water

Natural lava rock sea pools at Porto Moniz

About 1 hour 10 from the house

Porto Moniz

Sea pools formed by lava, filled by the tide, clear as glass.

No winter to sit out

January afternoons around twenty degrees, August around twenty six. Most homes on the coast have no central heating, because nobody needs it.

Europe, four hours away

Lisbon in an hour and three quarters, London and most of Germany in about four, direct. Same time zone as London and Lisbon.

A sea you can swim in all year

The Atlantic around the island stays between eighteen and twenty four degrees. The sandy beach of Machico is 1 050 metres from the door.

Recognised, repeatedly

Named World's Leading Island Destination at the World Travel Awards year after year since 2015. The laurel forest is UNESCO World Heritage.

Quiet and safe

Portugal sits in the top ten of the Global Peace Index. Madeira is its calm corner: small towns, low crime, people who say good morning.

European Union, euro, Portuguese law

You buy under an EU land registry and a notary, in euros, with the protections of Portuguese and European law.

People spend years of holidays trying to get back here. Six households will simply live here.

The apartments

Two types. Three of each.

From-prices. The exact figure depends on the floor and on how much of the price is paid while the house is being built: the more during construction, the lower the price. Ask for today's list with every option.

Your price, your terms

The more you pay while it is built, the less it costs.

Between 10% and 90% of the price paid during construction, the difference is six figures. Pick what fits you, leave a contact, and your figures appear right here and reach you the same minute.

Architecture

Three stacked volumes over a dark plinth: grey stone, dark vertical louvres, glass balustrades and a planted wall on the side. The building is meant to be read as part of the hillside rather than placed on top of it.
